Documents Required for a Home Loan Application

A home loan application requires more documentation than a personal loan, since both your financial profile and the property itself need to be verified.

Identity and income documents

  • PAN card and Aadhaar card
  • Salary slips and Form 16 (salaried) or income tax returns for the last 2-3 years (self-employed)
  • Bank statements, typically the last 6 months

Property-related documents

  • Sale agreement or builder-buyer agreement
  • Title deed and chain of ownership documents, establishing clear legal title
  • Approved building plan/sanction from the relevant local authority
  • Property tax receipts and, for under-construction properties, the builder's project approvals (RERA registration, where applicable)
  • A No Objection Certificate (NOC) from the housing society or builder, where relevant

Why property documentation is so much more extensive

Because the property secures the loan, the lender needs to independently verify that the title is clear, the construction is legally approved, and the property can be legally mortgaged - any gap here (an unclear title, missing approvals) can delay or block the loan regardless of how strong your personal financial profile is.

Additional documents for specific situations

  • For a plot + construction loan: an approved construction plan and cost estimate from an architect/engineer
  • For a resale property: previous owner's title documents and a clear chain of sale deeds
  • For an under-construction property: the builder's RERA registration and project-specific approvals

A practical tip

Since property document verification (legal and technical) often takes longer than personal financial document verification, it's worth starting this process early and working with a lawyer or the lender's legal team to flag any issues before they become last-minute obstacles to closing.
