Home Loan Insurance: Do You Need It?
NeerCred Team · 4/6/2026
Given a home loan's large principal and long tenure, the question of whether to take loan protection insurance carries more weight than it might for a smaller, shorter loan.
What home loan insurance typically covers
A home loan protection policy generally covers the outstanding loan balance in the event of the borrower's death, so the obligation doesn't fall on surviving family members who may not have the means to continue repaying, or risk losing the property.
Why this matters more for a home loan specifically
Because a home loan is large and long-duration, the outstanding balance at any point (especially in the earlier years, when relatively little principal has been repaid under reducing-balance interest) can be substantial - a real financial burden for dependents if the primary borrower can no longer repay.
It should be optional, not mandatory
Similar to personal loan insurance, this should be a choice you make, not a bundled, non-negotiable condition of loan approval - if you feel it's being presented as mandatory, it's worth clarifying this directly with the lender.
Term insurance as an alternative
Some borrowers prefer a standalone term life insurance policy (sized to cover the outstanding loan, among other financial responsibilities) instead of a loan-specific policy, since term insurance is often more flexible (not tied to a declining loan balance in the same rigid way) and can be more cost-effective depending on your circumstances.
What to actually compare
If you're deciding between loan-specific insurance and a broader term policy, compare the total cost, coverage structure (declining balance vs. fixed sum assured), and whether you already have adequate life insurance coverage independent of this loan, before choosing either or neither.
A general disclaimer
Insurance product suitability depends on your individual circumstances, existing coverage, and dependents' financial needs - this is worth discussing with a qualified insurance advisor rather than deciding purely based on what's offered alongside the loan.
