A home loan pre-approval is a preliminary assessment of your eligibility and approximate loan amount, done before you've finalised a specific property - distinct from the final sanction, which happens after the property itself is also verified.

What pre-approval actually establishes

Based on your income, credit profile, and existing obligations, a lender gives you an indicative loan amount and terms you're likely to qualify for. This tells you a realistic budget range for your property search, rather than house-hunting first and hoping the financing works out afterward.

Why this differs from final sanction

Final sanction only happens after a specific property has been identified and has passed the lender's legal and technical due diligence (clear title, valuation, approvals). Pre-approval is based purely on your financial profile - it doesn't guarantee the eventual loan amount or approval, since property-related factors haven't been assessed yet.

Why pre-approval genuinely helps

A practical note

Pre-approval is usually valid for a limited period (commonly a few months) - if your property search takes longer, it's worth checking whether you need to refresh the pre-approval with updated documents before proceeding to final sanction.
