How to Calculate Your Home Loan EMI

Home loan EMI is calculated using the same core formula as any reducing-balance loan, but the scale (larger principal) and tenure (much longer, often 15-30 years) make understanding it especially important.
The EMI formula
EMI = [P × R × (1+R)^N] / [(1+R)^N - 1], where P is the loan principal, R is the monthly interest rate, and N is the number of monthly instalments (tenure in months). Why small rate differences matter so much for home loans
Because home loan principal amounts are large and tenures are long, even a seemingly small difference in interest rate (say, half a percentage point) can translate into a meaningfully different total interest cost over the full tenure - far more dramatically than the same rate difference would on a smaller, shorter personal loan.

For under-construction properties with staged disbursal, remember that pre-EMI (interest-only payments during construction) is a separate, additional cost on top of your eventual full EMI once the loan is fully disbursed - factor this into your overall budget for the construction period.
