Yes, it's often possible to get a Loan Against Property on a property that already has an existing home loan - as long as there's sufficient equity, meaning the property's current value comfortably exceeds the outstanding home loan balance.
How this works
The lender assesses the property's current market value, subtracts the outstanding home loan balance, and applies the relevant LAP LTV percentage to the resulting equity (or, depending on the lender's specific policy, to the full property value with the existing loan factored into overall exposure) to determine how much additional LAP amount you could be eligible for.
Why sufficient equity matters
If your existing home loan balance is close to the property's current value, there's little to no room for an additional loan against the same property under standard LTV limits - equity needs to have built up, either through property appreciation, meaningful principal repayment on the existing loan, or both.
The NOC requirement
Since the property already has a lien from your existing home loan lender, you'll typically need a No Objection Certificate (NOC) from that lender before a new LAP can be secured against the same property - this confirms the existing lender's consent to a subordinate or parallel charge on the property.
Two common structures
